Our approach is divided into two phases, ensuring that every aspect of design is thoroughly addressed and refined. We prioritise comprehensive consideration and detailed execution of all design elements throughout the process. Each phase is presented in a relatable manner, we take pride in creating all designs, visuals and plans in-house. We foster a collaborative approach, making sure that client needs are given precedence, while staying within a pre-established budget.
Phase 1: Design Development & Documentation
Feasibility Study
This initial phase provides an opportunity to present our design approach and ideas for your project. We conduct a site inspection if required and take time to research the location, identifying any relevant constraints by acquiring any applicable planning documents (DP, 88B instrument, sewer diagram, Section 10.7 certificate). We then finalise your brief and, with careful consideration, develop schematic floor plans that incorporate your vision for your new home, along with an estimated build cost. Balancing design, scale, and budget, we deliver a
proposal that reflects your vision while remaining financially aligned. The feasibility study phase also allows us to
identify third party pre-construction costs, giving you a clear understanding of what to expect as we move forward.

Phase 2: Design Development & Documentation
Stage 1: Concept Design
In this stage, the schematic design is refined and expanded with greater detail. This involves developing the design further, exploring materials and finishes, and producing more detailed drawings. We begin by obtaining a detailed site survey plan from a qualified surveyor, providing the foundation for a more precise and informed proposal. From there, we delve deeper into construction methods and material options to ensure every decision aligns with your vision and project brief. The CAD model is then carefully developed, accompanied by high- quality rendered visuals. To bring the design to life, we invite you to our studio for a personalised walk-through, offering an immersive understanding of every detail in your future home. If desired, we can also provide a digital file compatible with your tablet or phone, allowing you to share the design with friends and family at your convenience.

Stage 2: Approval Documentation
The approval stage involves preparing the design for submission to the relevant consent authority, either local council (via a Development Application) or a private certifier (via a Complying Development Certificate). We produce detailed architectural drawings and supporting documentation that clearly demonstrate how the design complies with applicable planning regulations. In most cases, councils require a range of additional documentation to accompany the drawings submitted as part of the development application process. This often includes reports and assessments prepared by specialist third party suppliers. Common requirements may cover areas such as bushfire risk, town planning, geotechnical conditions, stormwater management, waste and recycling, sediment and erosion control, flora and fauna impact, arborist assessments (trees), energy efficiency and BASIX certification. Where required, we obtain quotations from third party suppliers for your consideration and manage the coordination and preparation of their work on your behalf. We represent you throughout the planning approval process, communicating directly with the relevant consent authority on your behalf. Our team prepares a comprehensive and well-considered application to support a smooth and timely assessment, regardless of the chosen approval pathway.

Stage 3: Construction Documentation
The final stage involves the preparation of detailed architectural plans and documentation required for construction. This includes the completion of refined drawings ready for submission with your construction certificate application. We liaise directly with your builder and either a private certifier or the local council to manage the construction certificate process on your behalf. Where necessary, we obtain quotations from relevant third party suppliers for your consideration and coordinate their engagement to ensure all requirements are met. While the process of securing a construction certificate is often more time-consuming than anticipated, we are committed to facilitating a streamlined and timely outcome.

Service Fees
Our fees are tailored to each project to ensure they accurately reflect the level of complexity involved. Our service is provided on a fixed-fee basis, with invoices issued upon the completion of each project milestone.
PHASE 1 FEASIBILITY STUDY
Fixed fee at $3,500
The fixed fee payable at Phase 1 will be deducted from the Phase 2 cost.
PHASE 2 DESIGN DEVELOPMENT AND DOCUMENTATION
Calculated as a percentage of the estimated build cost determined during Phase 1. As a general indication, this typically ranges between 5% and 10%, with the percentage decreasing as the overall build cost increases. Generally, new build projects are charged at 5% of the estimated build cost.

10% of fee, deposit to begin Phase 2.

Timeline
While every project involves certain unknown time variables, we endeavour to streamline our process by carefully managing the timeframes within our control. For new build projects, our objective is to work towards an indicative timeline of approximately eight months. It is important to note, however, that external factors, such as the council approval process, lie outside of our control and may influence the overall timeframe.
